With our Site Evaluation service there are no written reports, sketches, or architectural drawings. All communication is verbal, and the nature of our professional opinion is preliminary and non-binding.

As we walk through a prospective house or property, we'll make preliminary visual evaluations and provide a brief, verbal assessment of the following elements:
Unlike a conventional home inspection, which documents only the existing physical condition and tends to focus on defects, our Site Evaluation service helps homebuyers assess the potential future value of a property.
Our Role, Our Promise
We love doing projects, and our default position is that we can make most any project work, but we are not there, however, to rubber stamp your ideas and green-light every project.
We've told clients to walk away from properties with limited options, or where the solution is too difficult or costly. It can be hard news to deliver, especially if there's an emotional attachment to the area, the lot, or the house, but we'd rather deliver disappointing news before significant money and time is invested.

As we walk through a prospective house or property, we'll make preliminary visual evaluations and provide a brief, verbal assessment of the following elements:
- We review the basic soundness of the structure and make preliminary visual evaluations of foundation walls, support columns, beams, floor joists, and roof] and the mechanical and electrical systems [e.g. heating & cooling and electrical].
- If it is a simple lot with clearly marked boundaries, we make a preliminary assessment of the zoning limitations (principally setback requirements) for proposed additions.
- We suggest suitable locations for possible additions and provide rough “order of magnitude” estimates of construction costs.
- We point out repair and maintenance items that can be assessed by visual inspection but that might not be readily apparent. Our assessment addresses the general soundness of building systems with the specific purpose of highlighting any significant updates or repairs that might be necessary.
- We suggest dependable local contractors and provide a list of contractors with whom we have worked.
- We explain the relationship, role and responsibility between DLD and a client.
- We review the design and construction process and explain DLD's role in it.
- We review building permit requirements.
