What do I get?
Our LCC focuses on the key items impacting your project - zoning, project scope, and construction cost - summarized in a detailed LCC Report comprised of the following deliverables.
In the Zoning Analysis, we identify the municipal ordinances that impact your property and project. This includes such things as maximum building height, finished square feet, lot coverage, impervious surface, and property setbacks.
This analysis is a peak behind the municipal curtain - a catalog of the opaque and sometimes obscure zoning ordinances that, if unidentified early, can later derail your project.

The second area of focus is Programming, where we establish project scope and budget. The details of the Programmatic Meeting are summarized in a Programmatic Statement, which serves as a road map guiding the design development process.
To get pricing right, we bring in the pricing experts - builders. Based on the Programmatic Statement, DLD generates a preliminary Construction Cost Estimate [CCE] which is then reviewed and refined by a local, licensed builder to obtain real-world preliminary pricing.
The CCE is based on comparable projects of similar type, size, and location and uses $/SF construction cost guidelines in lieu of a full bid process..
