Worried you might be making the wrong decisions about your project? Concerned that experts might be taking advantage of your lack of knowledge? Want to know what your project might cost or how long it might take? Our Low Cost Consultation is the ideal way to tighten up your plans and to fill in key gaps in knowledge, quickly and economically.
Ignorance may be bliss, but it can be expensive too
Over the last several years we've encountered a deepening desire from homeowners for answers and information before committing to the cost and disruption of a full project.
Given that most homeowners do only one home improvement project in their lifetimes, there are often a lot of questions about how to best proceed but little experience from which to draw. And if not addressed, these questions can add stress, anxiety, and uncertainty to the decision-making process.
We've worked with families who've waited years to contact us (or anyone, for that matter) because the questions surrounding their project seemed too daunting and complex. Overwhelmed, they delayed a decision on their project, gave up entirely, or, worse still, moved ahead without the answers,
People don't realize how risky a home improvement project is until it’s too late.
There is a cost, often a steep one, to not knowing.
We've heard stories of massive cost overruns, project delays, stress, anxiety, even bankruptcy and relationship trouble. And after all of this headache, they had a finished project they still weren't happy with.
This is not exaggeration (we're Minnesotans, afterall). We know the people attached to these scenarios, and they came to us with shocking stories of mismanagement and poor planning. Taking the wrong steps can lead to a host of life-changing problems, problems that can be avoided.
Our Low Cost Consultation will guide you through the critical considerations impacting your project and keep your project away from the misery that can be triggered by a poorly or unplanned project. You are spending tens, if not hundreds of thousands of dollars on your project, so plan it with experts and make sure it's spent wisely.
Because you took the time to find the right answers you put your future project on the right path. Not only do you end up with a better result in the end, but your project is more likely to be delivered on time and on budget.
At the end of the LCC, uncertainty is replaced by confidence. And should it reveal that it's best not to proceed, you have a quick and easy off-ramp. Either way, the results of the LCC allow you to make a smart and informed decision. It's the quickest and most economical method we offer to avoid the pitfalls and address project viability.
Consider our LCC a bit of design insurance.
What do I get?
Our LCC focuses on the key items impacting your project - zoning, project scope, and construction cost - summarized in a detailed LCC Report comprised of the following deliverables.
In the Zoning Analysis, we identify the municipal ordinances that impact your property and project. This includes such things as maximum building height, finished square feet, lot coverage, impervious surface, and property setbacks.
This analysis is a peak behind the municipal curtain - a catalog of the opaque and sometimes obscure zoning ordinances that, if unidentified early, can later derail your project.
The second area of focus is Programming, where we establish project scope and budget. The details of the Programmatic Meeting are summarized in a Programmatic Statement, which serves as a road map guiding the design development process.
To get pricing right, we bring in the pricing experts - builders. Based on the Programmatic Statement, DLD generates a preliminary Construction Cost Estimate [CCE] which is then reviewed and refined by a local, licensed builder to obtain real-world preliminary pricing.
The CCE is based on comparable projects of similar type, size, and location and uses $/SF construction cost guidelines in lieu of a full bid process..
